Real Estate Professionals and Seller can speed their home inspection by following these suggestions. The inspection will go more smoothly, with fewer concerns to delay closing.
1. Confirm that water, electric and gas service is on throughout the house, with gas pilot lights burning and that there is sufficient oil in the oil tank. All major appliances should be plugged in/turned on prior to the inspection.
2. Ensure that pets won't hinder the inspection. Ideally they should be removed from the premises or secured outside. Ask seller about any pets that might be in the home.
3. Have seller replace burned out bulbs prior to the inspection to avoid a "possible dead lighting fixture" report that may suggest an electrical problem.
4. Make sure that all smoke and carbon monoxide detectors are tested and mounted in the appropriate places, and new batteries installed.
5. Clean or replace dirty HVAC air filters, and have heating and air conditioning units cleaned and in working order, as well as cleaning the chimney(s) throughout the home. Air filters should fit securely.
6. Have seller limit stored items around the home. On the exterior of the home, have them remove debris and wood away from the foundation. These may be cited as "conducive conditions" for wood destroying insects.
7. Remove items blocking access to HVAC equipment, electrical service panels, water heaters, attics and crawl spaces.
8. Unlock the areas that inspectors must access - attic doors or hatches, electric service panels, closets, fence gates and crawl spaces.
9. Have seller cut tree limbs that overhang the roof and cut shrubs at least two feet back from the house. Recommend removing any vines that may be growing on the house.
10. Attend to broken, missing or damaged items such as doorknobs, locks and latches; window panes, screens and locks; cabinets, counter tops, gutters, downspouts, siding, damaged walls and chimney caps.
11. When applicable, the septic and well should be located prior to the inspection and the location be made known to the inspector.
Having these areas checked before the home inspection will save time during the inspection, will make the inspection run more smoothly and will save seller unnecessary stress. In addition, following these steps will decrease the amount of negative comments reported about the home. The seller will thank you.
